G.A. Building Group has now launched a new division within our company - our Property Inspection division, to coincide with our existing Building and Estimating services. Our Property Inspection division will specialize in providing timely and reliable independent property inspections to Melbourne home buyers and property investors. Once the inspection is complete, we will provide you with a detailed report outlining any major structural & minor defects, helping you make an informed decision on the next steps of what should be an exciting investment.

 

Why should a Property Inspection be completed?


Property Inspections are crucial to ensuring the quality of the property is to your expected standards, and any property defects are detected prior to making a final decision on the purchase of that property. Some other major reasons to have a property inspection are outlined below:

  • Ensuring all significant and costly defects are detected throughout the entire property by an experienced Property Inspector who knows what to look out for and what to inspect, including the roof (both internal and external), under the floor etc.;
  • Assist the purchaser to assess the potential cost and works implications of the defects that are easily identified or obvious, saving them time and money in the end;

When should a Property Inspection be completed?


Property inspections should be completed as early as possible in the sale process as the findings of a property inspection report may determine your next steps in the process.

 

If the property is being sold at Auction, ensure you organize the property inspection prior to the auction date and as early as you can. One major risk of bidding and winning a property at auction without having had a property inspection completed, is the cost of repairs of any potential major defects after settlement.


If the property is being sold via private sale, any verbal or written offer should be made conditional on a property inspection, ensuring that as the potential buyer you retain the right to withdraw from the sale without financial penalty should safety hazards or major defects be identified.
